The Complete Landlord Property Maintenance Checklist
As a landlord, keeping your property well-maintained is both a legal requirement and a smart investment. Regular maintenance prevents expensive emergency repairs, keeps tenants happy, and protects the value of your property.
Legal requirements
Before anything else, make sure you're meeting your legal obligations. You need a valid Gas Safety Certificate (CP12) renewed annually, an Electrical Installation Condition Report (EICR) every 5 years, working smoke alarms on every floor, a carbon monoxide alarm in rooms with solid fuel appliances, and an Energy Performance Certificate (EPC) rated E or above.
Annual maintenance tasks
Each year, you should schedule a boiler service to keep the warranty valid and prevent breakdowns, have gutters cleaned to avoid water damage, check all smoke and carbon monoxide alarms, inspect the roof for damaged or missing tiles, and service any extractor fans in kitchens and bathrooms.
Between tenancies
When a tenant moves out, this is your opportunity to carry out a full inspection and address any maintenance needs. Check and repair any damage beyond normal wear and tear. Deep clean the property or arrange professional cleaning. Test all appliances, locks, and windows. Touch up paintwork and repair any wall damage. Check all plumbing for leaks and drips. Test all electrics including sockets, switches, and lights.
Seasonal maintenance
Different times of year bring different maintenance needs. In autumn, clear gutters and drains of leaves, check the heating system before winter, and bleed radiators. In spring, inspect the roof after winter storms, check for any damp or mould, and service the boiler ready for the summer downtime. In summer, paint exterior woodwork, check pointing and brickwork, and address any garden maintenance.
Emergency preparedness
Make sure your tenants know who to call in an emergency. Provide clear contact details for your maintenance provider and ensure you have a 24/7 emergency service in place. Common emergencies include burst pipes, boiler failures, electrical faults, and lock-outs. A fast response minimises damage and keeps tenants confident in your management.
