How We Work on Roofs
We start every roofing job with a proper inspection, not a quick look from the ground. We get up on the roof, check the tiles, flashing, ridge, valleys, and guttering, and give you an honest rundown of what needs doing and what can wait. There's no charge for this. A lot of roofers will quote over the phone based on what you describe. We won't, because the problem is rarely what people think it is.
For pitched roofs, the most common work we do is replacing slipped, cracked, or missing tiles, repointing ridge tiles that have come loose, and re-leading valleys and flashings where water is getting in. South London and Kent get their fair share of storms, and we see a spike in calls every autumn and winter. If your roof has taken a hit, getting it fixed quickly prevents water damage to ceilings, walls, and electrics underneath.
Flat roofs are a different beast. Most flat roofs on extensions and garages in this area are either felt or EPDM rubber. Felt roofs have a lifespan of about 10-15 years and start to crack and blister with age. If yours is patched up and still leaking, a full recover in EPDM rubber is usually the better long-term option. It lasts 40+ years and handles standing water much better than felt.
Gutters are part of every roof job we do. Blocked gutters cause more damage to properties than people realise. Overflowing water runs down the brickwork, gets into the pointing, and causes damp inside. We clean, repair, and replace gutters, downpipes, fascias, and soffits in uPVC, aluminium, or cast iron depending on the property.
Roof Maintenance for Landlords
A leaking roof in a rental property creates problems fast: water damage, mould, and unhappy tenants. Most of the serious roof damage we see in rental properties could have been prevented with a basic annual check. Catching a slipped tile or a blocked gutter before winter saves hundreds compared to dealing with water damage to ceilings and decoration afterwards.
We offer annual roof and gutter maintenance packages for landlords. Once a year, we inspect the roof, clear the gutters, check the flashings, and report back with photos. If anything needs repairing, we flag it and can get it sorted straight away rather than waiting for the tenant to notice a leak three months later.
For blocks of flats and HMOs, we handle communal roof maintenance as part of our block management services. We work with managing agents and freeholders to keep shared roofing, guttering, and drainage systems in good condition year round.
Common Questions
How do I know if my roof needs repairing or replacing?
If the damage is limited to a few missing tiles or a section of flashing that's come away, a repair is usually all you need. If the roof is 50+ years old with widespread issues, or if the felt underneath has perished, a full reroof is the more cost-effective option long term. We'll tell you honestly which approach makes sense.
How long does a roof repair take?
Most repairs like replacing tiles, re-leading a valley, or fixing a gutter take half a day to a day. A full reroof on a typical semi-detached house takes around a week, weather depending. We always give you a timeline before we start.
Can you fix a flat roof that keeps leaking?
Yes. If it's a felt flat roof that's been patched multiple times, we usually recommend recovering it in EPDM rubber membrane. It's more durable, handles ponding water better, and comes with a 20-year guarantee. Patching a failing felt roof is just delaying the inevitable.
Do you provide a guarantee on roofing work?
Yes. All our roof repairs come with a workmanship guarantee. For full reroofs and flat roof recovers, manufacturer warranties apply on top of our own guarantee. We'll explain exactly what's covered before work begins.
How often should gutters be cleaned?
At least once a year, ideally in late autumn after the leaves have fallen. If your property is near trees, twice a year is better. Blocked gutters cause overflows that lead to damp, staining, and long-term damage to brickwork and pointing.
