The Kind of Jobs We Get Called For
Our maintenance team handles the jobs that don't neatly fit into one trade. A kitchen door that's swollen and won't close. A section of skirting board that's come away from the wall. A bathroom extractor fan that's stopped working. A cracked floor tile in the hallway. These are the kinds of things that pile up in a property and never quite get sorted. Until you call someone who actually turns up and gets them done.
Carpentry makes up a big chunk of what we do. Hanging doors is probably our single most common maintenance job. If a door is sticking, binding, or won't latch, it usually means the frame has shifted slightly or the hinges need resetting. We can plane, re-hang, or replace internal doors and fit handles, locks, and hinges. We also build shelving, fit kitchen units, repair staircases, and replace rotten window sills.
Tiling is the other big one. Whether it's a kitchen splashback, a bathroom floor, or a full wet room, we tile walls and floors in ceramic, porcelain, and natural stone. For bathrooms, we tank the walls and floor before tiling to prevent moisture getting behind the tiles. This step gets skipped more often than it should, and it's why a lot of bathroom tiling fails within a few years.
Plastering, flooring, shelving, flat-pack assembly, curtain rails, TV mounting, you name it. We handle all of it. If your to-do list has been growing for months, send it over and we'll work through it in a day.
Property Maintenance for Landlords
We work as the ongoing maintenance provider for landlords and letting agents across South London and Kent. When a tenant reports a problem (a broken blind, a loose handrail, a dripping tap) you forward it to us and we get it sorted. No chasing, no coordinating. We book directly with the tenant, attend the property, fix the issue, and send you a report.
Void property turnarounds are where we really save landlords time. When a tenant moves out, the property usually needs a mix of repairs, cleaning, and decoration before it's ready for the next tenancy. We handle the full turnaround: snagging, repairs, deep cleaning, repainting, and any replacements. You get the keys back and the property is let-ready. One phone call, one team, one invoice.
For landlords with larger portfolios or managing agents looking for a reliable contractor, we offer maintenance contracts with agreed rates and priority response times. You get a single point of contact and consistent quality across all your properties. We keep records of every job, so you've always got a maintenance history if you need it for compliance or insurance purposes.
Common Questions
Is there a minimum charge?
No minimum charge and no call-out fee. We charge for the time spent and materials used. For small jobs, we can often give you a fixed price over the phone. For bigger work, we'll come out and quote. The quote itself is free.
Can you do multiple small jobs in one visit?
Absolutely, that's how most of our maintenance visits work. Send us a list and we'll work through it. Hanging a door, fitting a shelf, fixing a tap, replacing a broken tile. It's more cost-effective to batch smaller jobs into a single visit rather than booking separate appointments.
Do you do kitchen and bathroom fitting?
Yes. We fit full kitchens and bathrooms including plumbing, tiling, electrics, and carpentry. We can work with units you've bought from places like Howdens, Wren, or IKEA, or we can source and supply everything. If you just need a worktop replaced or a new sink fitted, we handle that too.
Can you match existing flooring or tiles?
We'll always try. If you've got spare tiles from the original install, we can use those. If not, we can often track down a close match through our trade suppliers. For discontinued ranges, we'll let you know upfront if an exact match isn't possible and suggest alternatives.
Do you work evenings or weekends?
Our standard hours are Monday to Friday, but we can arrange Saturday work by appointment. For landlord maintenance contracts, we offer flexible scheduling including evenings where needed, especially for occupied properties where the tenant can't be home during the day.
